I think an hour showing would be a good sign. Have you asked your agent for any feedback yet?

Yes indeed your agent should call for feedback.
Typically an hour inside the house would be an excellent sign. It means that they are picking the house apart :-) while discussing placement of their furniture and how they intend to redecorate.
On occasion (rare) I have had clients that spent close to that amount of time in each property.
Be hopeful but get some feedback already

My agent doesn't want to seem overly eager apparently.
Hence my nail biting.

I think a showing of nearly an hour is an excellent sign! When we sold our house in December, our very first showing lasted nearly an hour, beginning at noon. By 6:00pm that night we had an offer on the house! Good luck and let us know how it goes!

"doesn't want to seem overly eager " ?
Uh...nothing "overly eager" about it
Hi ____(agents name) this is the listing agent for______(whatever dr.) You showed the property last________(whatever day or earlier this week) and I would like to know what your clients thoughts were on the house so that I may include that in ourweekly update.
Just one simple variation on a multitude of themes...that has nothing to do with desparation

Call your agent NOW and tell them you want feedback!!!!!! You are only asking him/her to do their job!!!!!!!

Your agent should be calling for feedback on every showing you have. Their agent should expect a call from your agent. When we looked at the house that we just bought we were in it for about 1.5 hours (however, I didn't realize it was that long) but we were in from out of town and that was our last day in town and we were looking very closely to decide if we wanted to make an offer before our home sold in FL (which we did). On our house in FL the longest showing we had (out of about 100) was probably 30 mins.

I had an agent tell me Saturday that one of his client has seen the same condo FIVE times. Each time he spent about one to one and a half hours in there. The agent finally told him, enough, you've seen it inside and out, nothing's changed, I'm not showing it to you again.
As for my own experience, I've had a few showings that went over an hour, the people said they loved it, never heard from them again. Turns out they went looking before their place sold...
We had another person that seemed to like it a lot, he brought his whole family over as they were available (five showings total). The girlfriend killed that deal. She didn't like it. So, lots of things can happen. Hopefully you get a decent offer out of it, but I wouldn't hold my breath sadly.

Longest showing here was about an hour, hour and fifteen. They loved the place, and we even assigning bedrooms, but they were looking before they selling their place and a lease expired on an apartment they have.
We've been doing ok on the showings though, in the last 8 weeks if I remember right we''ve had 8 or 10.
It'll happen sooner or later. As for getting feedback your agent should be on the phone next day.

My wife and I are currently in the market for a house, and the only houses we are in for more than 15 minutes are the ones we are _not_ interested in. We have had a couple 1 hour showings and those were for houses we were very interested in.
I would consider it a good sign, though not a sign of imminent offers.

We had a showing where the buyer & their agent spent close to an hour at our house. They were standing on our back deck smoking cigerettes (while we were driving around the neighborhood with 6 cats in the car)!!! We did get an offer, but it was a lowball offer asking 50k less than our price, wanting thousands in closing costs, our washer & dryer, refrigerators, etc. etc.
....But it was an offer!

We had some really looooooooooooong showings and nothing came of them. I think it is par for the course. They may have found an aspect they really liked and were discussing it with their agent.
And then again...You might get an offer! :)
Good luck!

I know what you mean! I just wonder what I am going to do with myself after our house is not on the market anymore and I don't have it to obsess about anymore?

Do they have 12 steps groups for recovering house sellers?

I spent about an hour in a home recently then came back and spent another hour before deciding to bid. It takes that long to figure out what the house needs and to assess what it is worth to you. Long showings are a good sign. Most of the time I'm out the door in 5 minutes...

Callista - have you been out looking again?

I would think it is a good sign too, why would someone spend that long in a seller's house unless they were thinking about buying it, or trying to find stuff to steal (j/k!!).
Good luck! We spent about 30 min in the house we bought but we wanted to stay longer except the realtor was kinda trying to get us to leave.

I was relaying my first offer experience..I haven't been out for a week or so. I'm mostly waiting for new stuff to come on the market or for the old to drop a bit. Not much to look at right now. There's not a whole lot of inbetween in my area. Houses are either priced well...or they are priced at pie-in the sky wishing prices.

I tried to just unwind and actually forced myself to not think about the house thing.
Seared a juicy steak with chipotle and downed some amaretto hot cocoa.
Comfortably numb.

Are Long Showings a Good Sign ?
I am trying to be measured and not too hopeful.
But 2 days ago an agent and her buyers were in my house for nearly an hour. Good sign ?
No offer yet.
And if there is no offer after such a long looksee is this a bad protent that I need to lower yet again ?
I'm supposedly not in a bubble area (suburbs of Philly, college towns)
