It all comes down to: check the "individual" property you are interested in. Never just assume it is, or is not, on leased land. Sure enough, you will purchase a property thinking it is a sceaming deal and it turns out it is the only land in the city that is on leased land.
This happens to many people in the desert around Indian Reservations.
I just placed an offer on a property and asked the listing agent if the home is on septic or public sewer. The agent said, "I think it is on sewer." I can't go on "I think," so I confirmed it with the water department that it was on sewer.

No, homes in Manhattan Beach are not on leased land. Homes in this area sell as Fee Simple--once you acquire the property you acquire the land and the structure. It is the most complete ownership interest that can be had in real property.

I ran a MLS search and I did not see any places listed with the lease land box checked. If you are looking to buy a property it will show up in the search or should be disclosed by the agent in the listing that the property is on leased land.
