Are full time there agents out there that are actually still using traditional split commissions?

I get that part time agents might want to do a commission split but are there really full time agents out there that are still doing 70/30, 80/20, etc splits? If so, why? I mean I would think most full time agents can at least sell a house every year. All it really takes is one sale and the money you would save on a 100% commission split would more than make up for the desk fees. I mean the Skyline Bellevue office alone has like 600 agents, most of which get the 100% split. So I guess my question is, are there people out there that generally LIKE getting the lower splits instead of the minimal desk fees? I would like to hear why you like that better and certainly if you had never thought about there being an other I can help you get switched but I know there just has to be some good reason why NOT to go with a 100% split but I can't figure it out, with the exception of part time agents.

I cannot imagine the personal torture it would be to work in an office with 600 agents....or in Bellevue for that matter.

Hehe, yeah but most are work from home and im sure many are also part time. The bellevue office has two bullpens which generally have about 5 to 10 agents in and out at any given time of the day and about a dozen private offices that people rent out. Nice thing is that we utilize all 5 locations. So if I am in Seattle, I use the seattle office, If I am in Kent, I use the kent office, etc. I work mostly out of the Everett office which is a newer building and has about 100 agents licensed there but usually only a few in the office at a time. There is defanitely a reason for the numbers. It's a great place to work. All the brokers are fantastic and helpful but they never make you do anything. We are totally free to advertise and work when and how we want. Nobody ever makes you do anything. You have to be a self motivated person because nobody is going to tap you on the shoulder and say "call that fsbo". But if you are self motivated, I can't imagine working anywhere else.

Well lets do the math. A $300 desk fee times 12 months is $3600 a year and I would get all the coms. Lets say you are not very good and you only sell 2 houses total in a whole year at $300,000 average which is a reasonable price for this area. 3% is $9000 each. At a 100/0 split, that is $18,000 before taxes and whatever else you guys pay. At an 80/20 split, the company takes $1800 off each of those deals costing you $3600 which is the cost of the desk fee for the 100/0 split right? So basically if you sell more than about 2 homes a year, you are better off going with those guys and getting the full 100% and just paying the desk fees. I'll tell my agent buddy to call you.

Wow! Where I am we are still on a 50/50 split and our average sale is $150,000 and below so it is very possible to only make $1500 or a little more per sale. Being new, I do not have clientele so floor time is very important for me and I do not have to fight for the time, it is scheduled like a regular job. But how nice it would be to keep the total 100%!

I personally work at a 100% office but in fairness to the split offices there are some benefits for those agents.  Most if not all of their advertising is paid for.  Most if not all offer floor shifts of some kind to generate leads, most offer no to minimal desk fees to name a few of the benefits.  100% agents really need to have a pretty good database of clients and past clients and very good lead generating system.

We charge $49.95 a month for 100% programs. We also have larger fees for unlimited transactions. Splits don't work when there is a recession like this. Also huge desk fees are now a waste of money!
