Are the zestimate listings confused with "For Sale" listings?

would like to hear from agents and shoppers (so maybe should have posted this in home buying),   Do you get calls and emails from people that think a house is for sale just because it has a zestimate?  what suggestions should we make to zillow to help  prevent this confusion?  why do the listed homes not stand out more than the just zestimates and why not make it clear on homes not listed that they aren't for sale- suggestions??????   (there is another thread on this in Other, mixed bag)

i think that's the heart of the issue.

-Look to the right column; it states "request a free professional estimate".
(Now why would I want a professional estimate of a home that is not mine, that is not for sale?)
And below it, it states "Interested in Selling this home?  Work with a top agent to get a professional estimate

this was one of the first issues brought up when I started this thread or the other one.  if nothing else that is wasted web "real estate" for zillow.  they could sell that advertising to something else... -agents would only show on "for sale" properties.    and as for the intersted in selling this property link...it should take you to a directory page of agents for the zip code if you are the seller and slow you down a bit   rather than starting the contact form on the property page.  

people constantly think that zestimate of the mortgage payment or the estimated rent are advertised for sale and for rent info.

So, for a random area, I see several gray icons on the map,  And it says "0 results" to the left, and no list underneath the map; so that should mean something.

And then I click on one of interest.  And it states
Zestimate....$...
Rent Zestimate...$.../mo
Mortgage... $.../mo

And most people would recognize that an estimate is not a "price", thus not an offer; but perhaps they might be confused by the Mortgage?  Existing mortgage?  Mortgage for the buyer?  Is it for sale with a loan package?

So, click on the address to open the details page:
Again, it states
Zestimate....$...
Rent Zestimate...$.../mo
Mortgage... $.../mo

the potential confusion is not resolved; and there is a photo that came from MS Bing; who knows why or what that means?

And a property description that could have come from an agent, or could be machine generated.

Look to the right column; it states "request a free professional estimate".
(Now why would I want a professional estimate of a home that is not mine, that is not for sale?)
And below it, it states "Interested in Selling this home?  Work with a top agent to get a professional estimate".

And 3 agents listed below that.  What clue do I have for why those 3 are on that page?  If I've been on the site awhile, I know that "premier agent" means they bought the zip code, and that up to 2 can have the same Zip code.  But the average person just visiting the site doesn't know that.

And one additional agent, who we have no clue why is listed.

And scrolling to the bottom of the page, it has the same text, and the same 3 agents.

So do we know if it is for sale?  Do we know if the agents have anything to do with the property other than doing business in the area?

I think it depends on how well people read details, and how they interpret the "mortgage" information.

I don't see it hurting to post at the top, "Believed to be NOT on the Market".  Of course, not all sellers want listings to show on Zillow, so this could be misleading too.

I don't personally think the values on the map are the problem, the problem arises when you click one of them that is not for sale and see agent links and possible agent ads on the property page.  The values on the map for all properties are useful to people doing research, but it needs to be clearer when you click one for more information that it you cannot interpret the property page as being for sale or having an agent(s) associated with it.

Part of the issue is the search map.  When you zoom into either the most zoomed in, or the second to most zoomed in level, all the ownership units show up with the gray icons plus estimates, and there is nothing in the legend to indicate that the gray icons are only estimates for comparison and not for sale nor recently sold nor for rent, nor even a "make me move".

So, while the suggestions have been made, they take one or two steps, and leave the rest for the future...

I still think it would be helpful to Zillow if they would publish their present priority list, and let their site visitors or regular contributors vote on which priorities need to be moved up, and which can be moved down, and which can be dropped completely, and which ones they missed that need to be added in.

Separate E-mails doesn't seem to be effective at revising the priority list.

It is still a problem, see this thread.

Agent ads or agent links should not be showing up on the pages of properties not listed for sale, if they really want the current thinking to work they should provide a link to how to sell your home, and links to agents or the agent directory from there.  It is confusing, and Zillow has not adequately addressed that at this point, not for sale properties should not have agent links or agent ads on them.

I guess it comes down to this.
Who is the customer that zillow is attracting??  the smaller population that is very detailed oriented, notices these differences?  the consumer that has all the time in the world and plow through stale listings too (off topic but same point) - or the average person that has a busy, hectic life and doesn't invest that much energy in reviewing every little detail on the webpages.

sounds like they only want people that have the patience and attention to detail.  but as a paid advertiser here...I would hope they want to appeal to ALL consumers.

here's a few points that a business analyst at zillow should consider about this problem.

Scenario#1:  the unhappy customer calls "ME" not zillow, I am a "customer" of zillow as well, I pay for my face to be there on the right in the zip code.  there is rick that the "me's" out there will decide the benefit of advertising on zillow is not worth the cost of the violently angry customer and the hour or two spent calming then down when zillow COULD take a few steps to prevent this.  (I'm not at this point yet-but many others would get there quicker than me).

Scenario#2:   Joe consumer gets confused about this a few times, but sets it aside, then they find a house that IS for sale, contact an agent to find out that the house sold months ago- agent explains that it's probably a feed problem or it was put in manually by a listing agent that just didn't take care of it....customer is ok with that.    customer finds another house, it's a fake foreclosure listing....customer finds another....it's under contract but didn't say sale pending....customer expresses frustration to a really good agent that smooths this all over and says...don't use zillow, just use my website, it is an idx to the MLS and it's got everything that is really for sale (except fsbos) bla bla bla.   customer stops shopping zillow.

yes they can't do everything but they should try to prevent these experiences since it wouldn't be that hard.   We previously put together a solution on another thread that would significantly reduce the stale listings- but they don't appear to have made an effort to implement that.   they need to stop and address these things before trying to grow more.

Maybe I'm on the short side of this discussion, but how much is Zillow supposed to do?

"For Sale" houses...
    - Are identified on the map with a red house icon.
    - On the info pop-up, have the same red house icon with a "For Sale" entry and price.
    - On the detail page, the first information listed is "For Sale", with the same red house icon and a price.

None of these flags are shown/displayed on houses that are simply shown on Zillow. Short of overlaying a blazing red diagonal on the house pic with "Not For Sale" in some high-intensity contrast - it seems like Zillow's done more than enough.

At what point in time do we ask the consumer, "Really, you think every one of these houses are for sale because they show up on Zillow?". There are many indicators that the consumer has to miss/ignore in order to think a house is for sale - when it is not. Maybe the banner, or something equally eye-catchingly ugly, is a viable last gasp. But, at some point in time, you reach a point where more-than-enough has to be "enough".

I'm excited to see this made a difference. I'd still like to see a bigger difference, never did get around to doing a mockup.   (but haven't given up on making the time yet.).  

Yes..it's clearly a real problem.   If zillow staff were the ones taking the call of the violently angry woman that has lived in her house since her husband built it 40+ years ago and she found it on the internet and thought that I listed the house without her permission...then we'd likely not had this discussion but I am certianly glad to see  such a great response.

from a media standpoint, there's still opportunity to reduce the confusion, maximize the new opportunities on the not listed homes and better promote the listed ones.   so...I hope that some of the other suggestions that came from this will grow into more positive changes too.  I still think selling that space on the right to someone other than agents since it's not listed.  put a link there for -want to sell your house under the other ads?  but use that space for other ads that might appeal to the home owner. maybe target things like  refinance, repair, and other such sales opportunities in that space.  - find a contractor?  I don't know.

The map at the bottom of the home details page has show the estimates for years.

The search map has shown it off and on..

Apparently I forgot about them showing at the two highest zoom levels, or just didn't notice due to not zooming in that far on generic searches.

@Pasadenan:  Perhaps the legend could show the meaning of the grey home icon.   (The map has shown the Zestimates of neighboring homes when zoomed in for years.)

 I hadn't realized they changed the search map so when an individual address is given, the map gives the estimates of the neighboring properties...

That is fine; but PLEASE put a title above the map - estimated neighboring values (not prices)...

And again, on the home details page; move the estimate down, and put a title where it normally would say "for sale" (or "Make Me Move") to say "Not listed; Reference info Only" (and make sure that title is a link to further explanation about public record and owner provided info), and change the page background to pink so the page looks different.

Yes.  I have gotten a couple in just the last few days.  I am not sure whet the answer for Zillow is to end this confussion but something needs to be done to eliminate this.
