There has NOT been a Notice of Default recorded on your property yet, which is great news! There are plenty of agents who can help you, find one with experience and dedication.. Absolutely!   Agents, like myself, who are certified by the National Association of Realtors carry an "SFR" Designation.  They can be found on Realtor.com, rate-my-agent.com and on Zillow.   

There is also a lot of information regarding short sales and deficiency judgments on the internet today.   The rules seem to be ever-changing.    Find someone with whom you feel comfortable and let them help you.

There will be a package you will need to assist your realtor in preparing.  The total package usually will be in excess of 50 pages.  I would suggest you contact your lender and find out what documents they will require.  You can get started by assembling your financial records, including bank statements.  The lender will want to be sure there is a hardship condition on your part and will want a letter in your own words to that effect.  You may be responsible for some or all of the deficiency.  Not every seller qualifies for a short sale.  You should also get an accurate BPO (Brokers Price Opinion) to help determine the current market value.  You will want to work with someone who has experience and training.  The most successful short sales occur when you can determine what the bank will take.  Many buyers walk away because the process can take so long.  Anything you can do to speed the approval helps!  Good luck.

Hi Melissa,
Many agents have short sale experience since we are doing so many of htem these days. Call a reputable brokerage in your area and ask the broker for a referral for an agent who has experience in this area.
