Are there any agents around who actually "SELL" homes?

The standard practice in both Florida and Texas seems to be listing the home in MLS and on various internet sites, then periodically trying to get the owner to lower the price until the home (maybe) sells.  The mantra is "if the home is priced right it will sell". Feedback on showings, if solicited at all, is done via e-mails with a reluctance to contact the showing agent by telephone or face to face.  I'm not downplaying the value of advertising and MLS listing, but that hardly seems to justify a 5% to 7% commission - particularly on homes over $500K.  The agents also say we're paying for their knowledge and expertise, and to an extent that's true.  I'd like to hear from agents who are more actively engaged in "selling" homes as opposed to those who rely solely on advertising and price lowering.  Seems a more aggressive approach is certainly needed in the current economic climate.

I'm not an agent, but I stayed at Holiday Inn Express once and for what they're worth here are my thoughts on the matter.I think most agents will tell you that homes that are hard sold rarely make it all the way through closing, and those that do are problematic afterwards. Agents exist on referrals and they truly want a win-win situation whenever possible.
