Are there any discount, flat fee brokers in Juneau, Alaska? I am searching for a flat fee broker in the Juneau, Alaska area, but cannot find one.

Any help would be great.

We have a great grocery store in our town called 'Lunds'. Their produce is top notch, their meat department and deli are the best. But I shop at Rainbow and Aldi. Why? Because I can't afford to shop at Lunds.

Some home sellers use discount brokerages because they can't afford 'the best'. Their homes are underwater. They're losing money on the sale.

I will always remember (some 20 years later) the top notch appliance salesman at Sears who told us we could buy a washer from him or we could go to 'Worst Buy' or LowLand' (anyone remember Highland Superstores?).

Well we didn't buy a washer from Sears and I learned a valuable lesson about not trashing your competition in order to get a sale.

Ten states forbid buyers' brokers from rebating a portion of the sales commission to the consumer. Eight states require consumers to buy more services from sellers' brokers than they may want, with no option to waive the extra items. HUD recently clarified its rule that rebates are permissible under RESPA as long as they are reported on the HUD-1 form.

Based on one of the responses to your thread, unfortunately many Realtors® feel they have a fiduciary responsibility to defend the traditional real estate business model that supersedes their fiduciary responsibility to the buyers and sellers they represent.  Luckily the US Department of Justice has been preventing them from officially sanctioning this kind of discrimination to alternate business models.

Luckily there are buyers that will search on their own, and will seek your property if it is what they are searching for and advertised, that won't buy into it isn't listed by a traditional full service Realtor®, or whatever other reason the Realtor® tries to come up with not to show it, as a reason not to pursue it.  There are also agents that will not discriminate if it is priced correctly.  If you are unsure of market pricing, you may want to pay for a pre-listing appraisal to get the pricing correct.

By the way, thank you for letting us know that you only show houses to your clients based on how much money you will make and how easy the sale will be.  Now the public knows to find a different agent instead of an agent that only represents the agent's interest.

"Your best"?  More NAR propaganda?

Why?  Why would you advertise to sell a house if you don't like doing the work?

If you think it is too hard for an owner to sell their own house, you really need to get a different job that you are more qualified to do!

Obviously, there is only one primary reason to select a flat-fee broker, and anyone that has any experience in the industry already knows that!  It is to put a listing in the local MLS without being a member of the local MLS, and possibly to get a Sepra lockbox coded for the local area until the house is sold.  Sure, they may handle some phone calls too, and provide a few extra services, but if you are willing to do that work for your
share" of 3% or less of the sale price, why wouldn't the owner want to pay themselves at least $3k for their "work" of selling?

Many owners are at least 100 times more qualified and experienced at doing sales than someone that only required about 140 hours of "training" beyond high school to get a state license.

Why would you want to sell using a discount broker? Using a discount broker is almost like selling by owner.

Cooperating agents who are working with a buyer will not be as excited to show the property, because if they are to make an offer on a discount broker listing, the buyers agent would have to do double the work to move the transaction forward.

Using discount broker, means you have no representation and will most likely lose out in negotiations, because buyer's agent will be talking to you directly and you won't have your agent as a buffer.

Discount brokers usually don't do much to market the property, and if they do, their goal is NOT to sell it, but rather use it as bait to get buyer leads they can sell other properties to.

Think about it. It makes sense to pay a full-time professional who will do it right and represent your best interest.
