They will do all the paperwork for you or with you. They make money only at closing they want to be sure things go smoothly. Definately consult with your attorney to see if the paperwork is right.

Yes. Agents act as "transaction licensee" ... This is when the agent does not represent a party or either party and just does the paperwork.

You may be able to find a leech willing to work like a professional on a fee for service basis instead of like a leech on commission.  I don't know if you can find someone in that occupation that never works as a leech, MLS rules on commissions and the ability to interact with the other leeches with no professional credentials that believe commission is the only way they can steal a living, definitely stack the deck against finding one that never works on commission.  Good luck and let us know if you successfully find someone who has credentials and works exclusively on a professional services compensation basis.

Yes there are. You bet best is to contact several RE brokers working for independent offices to ask what they would charge to handle the paperwork for your sale. If you do not find a broker that is willing to handle it that way, you can try asking a help-you-sell RE agency. Many have a schedule of flat fees for handling pieces of the sale process.
