I hope not. Estimates for Fannie's cost to US Tax payers is $220B at the low end and ~$350B at the high end. I am tired of bailing out RE agents, homeowners who buy what they cannot afford, and banks who should know better.

You posted that you have approved for a loan.  Hasn't your loan officer provided you with details of down payment assist programs in your area?  If not, it would appear that he/she was not up to speed on the many programs that are available across the country.  Google "first time homebuyer classes" in your area and find a HUD sponsored non-profit close to you.  Their counselors will be able to tell you what, if any, programs will work for you.  Best of luck.

If you're in California there are a couple of terrific programs available.  One of them allows ZERO DOWN, and the other allows 5% DOWN.

Great programs and it's a terrific time to get into a home.

There are some very local programs that will help for some income levels.  You either need to search for your community or contact a local lender.

These programs are getting rarer and rarer both because of lack of sources for the subsidies plus the observation that those who had their own money involved in the purchase of a home are less likely to default.

Is there a reason you can't save up a down payment and closing costs?
