I have a few Jumbo Portfolio Mortgage programs that would allow 
90%-95% LTV without mortgage insurance. You can contact me to discuss the details and see if this would be a fit for your scenario.

For purchase mortgages of less than 417,000 you can get up to 95% financing with conventional and 97.5% financing for FHA with a limit of $346,250 for single family detached. If its a jumbo loan you can do up 90% in most cases.

If you are not taking cash out yes there are ways to go up to 85%.  Depending on when you obtained your mortgage you may or may not have to pay for monthly or upfront private mortgage insurance.

Yes, there are banks that do 85% ltv mortgage loans across the U.S.  The main thing is that banks have to be willling to lend on your property.  Try consulting with a nationwide lender or a bank in your area, in order to get details.
