think the question is faulty, don't  believe I would say buyers are at a premium.

The "primary" signal is:
1) listing price to rent ratio.

The other signals are:
2) jobs to housing ratio
3) median income to median housing price ratio
4) change in working age population to change in listed housing % ratio
5) cost of energy to cost of empty land ratio
6) housing price to historic trend of housing price ratio
7) Foreclosure inventory to total inventory ratio
8) listed housing units to total ownership housing units ratio
9) potentially distressed mortgage loans to total mortgage loans ratio
10) % of threads on Zillow that are "begging" people to buy!

Note, that you can even ignore all the others... if agents are still begging people to buy, there is absolutely no reason to buy.

(You will know it is time to buy when agents stop begging people to buy and are only begging people to list).

And I just read an E-mail from a neighbor that stated they just took their house off the market and canceled escrow as buying right now for the buyer was stupid, and buying for them right now to increase their loan costs for less space and increase their taxes for nothing better and increase the noise where they are living is just plain stupid.

I suppose the signals you feel say "Offer" are questions from a Consumer like..

"When can we go look at this property?"

"What is the price of this home?".


"I don't know if I can afford that home."


"Is this the best way for me to go?"."What would you do?"

"Can I check out the school?"

"Could I see the kitchen again?"


"Our old realtor gave us poor service. How quickly do you respond to a my call?"
