Are you allowed to market the home with sq footage from terrace level if no permits?

I see a lot of homes for sale that have finished terrace levels but square footage is not shown for it. Are you allowed to market it for exmple as 6000 if no permits were done on property?

If no permits were pulled, it is not a good idea to include the square footage in the advertised home square footage.   As a buyer, I would hesitate to purchase a property with construction without permits  even if they don't include the square footage in the advertisements due to safety considerations. (In one case we required the sellers get the permits closed before we completed the purchase)
