Preparing a house for sale can take a lot of time and energy. Most people cannot just block a week or two out of their lives to do the work that ensures their house outshines it's competition when it is listed. It is kind of a *duh* but beginning the preparation process a few months before listing really does allow time to get the work done without hurrying (and possibly skipping details) or getting overwhelmed and over-stressed.

As soon as you feel you may consider listing or selling your home, contact a local real estate agent/REALTOR to discuss preparing you home for the market. Each market or price range will have differing needs and the preparation and advice you receive may vary with these markets. I'd expect differing advice for a waterfront home than a duplex or a tract home.

A huge step to get ready to sell your house is shifting your thinking from "This is my home" to "This is a product that I am getting ready for the marketplace." As I look around my house, I am really glad that I don't have to get it ready for market. I am comfortable with some clutter. My house needs a good spring cleaning. There is too much stuff and some of it--like pictures and mementos--are emblamatic of me and my family. My living room needs painting. I could easily compile a long to-do list. Nancy Lee is absolutely right: it is a lot of work. The work begins with that mental shift...and the chores follow from there. Good luck! I read somewhere that each box of stuff that you take out of your house will bring you $800 in profits when you sell! I believe it.

Get the facts. In todays market you can not be to analytical. If you get an accurate and complete CMA that explains in detail to you what to expect, you will be better informed and more likely to sell your home. Talk to your local broker and find someone who will engage you in the process and explain in detail what to expect so you can start the process with a firm understanding of what you can realistically expect. How long it can take to sell your home, what an accurate listing price is, the effects of listing a home too high or too low, and what exactly the real estate market looks like as it relate directly to your home should all be made clear to you when you start your home selling process.
