Hadar,

I wish you well.  I do not know of any 4plex lenders with that LTV, much less the complicating factors you layered on top.  For FNMA type loans.... 80% MAX for FULL DOC.  Good luck.

Hadar, do you at least have a bank account in the US?  If so, that's positive credit history right there.  Have the bank issue you a credit card and make purchases abroad using it from time to time.  A hassle, I know, but your credit score will rise.

Are you moving back to the US, or looking to buy an investment property?  You will have a hard time getting non-US income counted when looking for a loan, but if you're moving back to the US and already have a job lined up, it's much easier.

Did you have good credit before moving overseas?

Your credit score is not zero if you move abroad -- you're just "neutral".  Even if you have to rent for a few months after moving back, paying your utilities on time and not doing anything dumb should get you "normal" credit very quickly!
