Walked due to staples? It only takes about an hour to remove 1000 staples., and another 20 minutes to spackle before painting.
It is much easier to deal with than having to sand and put 3 coats of paint on a 3 story house to cover high-gloss orange exterior, and to re-do all the trim paint on all the windows, doors, trims, moldings, facias...And the average cost of the paint is now $80 per gallon, plus the time and equipment to apply it, let alone the prep work!!!
If you really enjoy painting so much, you should buy a "fixer" that is falling down and has wall paper in all the rooms to remove!
OR, better yet, get a job as a professional house painting contractor!
A bad paint job is a bad job no matter how it was done or who did it, and lowers the property value since it must be re-done.

Hi nvchaz, I agreed, color is an easy thing to change. If the house was in a great location and everything you wanted except the color and you didn't buy the house because of that, then there little amagination to play with in that person. I have to amit though that I was turned away from a house where one of the rooms had thousands of staples throughout the walls. I was trying to amagine myself taking each one out. Didn't take me long walking away from that one. LOL!

Of course the color is important! Do you think anyone would buy a house that is 100% painted high-gloss "Bright Orange" and pay full market value? Everyone would know it would need to be re-painted, and that it will take extra prep work and likely 2 or more coats of paint!
The "wrong paint" should be an immediate reduction in price of at least $50k.
(Why would "curb appeal" be so important for sellers if all people cared about was square footage and building maintenance?)
Besides, a 100% high gloss BLACK paint on the exterior of a building with a black composition roof in the middle of the desert will get way too hot! It will cost substantually more to cool; and it will be very difficult to keep the house looking clean as black will show any dust.

Theory says buyers make their decision based on the structure of the house, how the floor plan and the rooms' sizes will work for their family, the location, and the price. Then, buyers include cosmetic issues as potential negotiating chips (it will cost $$$ to repaint the interior, so we are offering $$$+ below the asking price - I know, this example is way simplistic).
Reality says most buyers cannot imagine the room in a changed color. Or, if they can imagine it, their stress levels are high enough already and they do not want to take on actually making the change.
The house with purple and pink walls will find a buyer, eventually. There is, after all, a pool of potential buyers out there who either like pink&purple or are willing to repaint. But, if the walls are painted a neutral color before pictures of the house go on the internet, the pool of potential buyers will be much larger - the odds are the house will sell much more quickly.

No, not really. Color is one of the easiest things you can change.
I will say this: a neutral interior is nicer, but everyone knows this.
People have wierd tastes, I went into a house with purple and pink walls and the value went down in my mind $5K immediately. I got over it right away and looked at the bones. But, still... if your gonna sell your house neutralize it.
Also, get rid of the stickers and crayon marks.

As a Buyer do you think the color of the home is important when considering a purchase?
