Hello Kiel............and Congratulations on your New Agent Status.
You have just entered the best paying hardest working profession or the lowest paying easiest work you have ever had.
I suggest:
1. Find a Niche and work it like a true Professional.
2. Learn and use Technology, but do not let Technology use you.
3. Develop a strong working relationship with a Lender who is making
and closing loans in the Niche you have decided to work.
4. Become the Expert of your Niche and let everyone know you know.
5. Use Facebook properly and judiciously, but you must use it.
6. Have a plan and work it for every contact you make and keep the
contact for life.
7. Smile a lot and be truly friendly to ever one you meet and let them
all know you are their friend in the Real Estate World.
8, 9, 10 you fill in to fit your personalty.
At 62 I am just hanging in there, but you are at the prime age to become a Top Producer.

Prepare to be available, even at a moments notice. Your clients down own your life, but the best way to get started is be ready to jump when a potential client is ready. Many of my first sales were cliens won because i was willing to show in freezing rain, 100 degree heat and stopped mowing my yard to go show a house. All 3 of those clients bought from me and told me it was because I jumped.
On the flip side, I make sure my clients and potential clients know that I will show any time except Sunday mornings and when my teenage sons have a ball game.

Do list:
Do what you say you are going to do, promptly and accurately. Always have it done faster than what you promised, and if you aren't going to meet a target let those affected know early and why.
If you are having challenges, figure out what you can do to make it right rather than placing blame and absolving self of responsibility.
Listen. Listen. and listen some more. Show that you've listened by your words and actions. Paraphrase what you think you've heard to the client to ask for confirmation.
If you've received negative feedback from anyone, be it the shoe shine girl/boy to the CEO of whatever, listen to the feed back non-defensively and respond.
Be willing to say "I don't know, but I will investigate and get back to you for an answer". (and then, do it!)
Don'ts:
Don't show up a few days after closing to greet the client in a shiny new car!
Don't say "trust me". Instead, earn the trust.
Never say "I work for the buyer for no charge" (or synonyms of the words).

Don't be afraid to 'farm' for listings ....... get out and drive / walk the streets and neighborhoods in the areas in which you intend to sell and list. Knock on the doors, meet the people, introduce yourself and your reason for calling. If they are not interesting in selling (or bying if they are renters), chances are they know someone who is and can give you a name & number. A lead!! And ...... I agree with James below too ..... on each of his points!!

James gave you some excellent advice. The niche is important. The lender relationship is critical. You may need a pre-qual on Saturday afternoon. Make sure you have a lender who works for you as well.
One comment about Facebook. Do not use your personal page to promote real estate. Facebook can kick you off for that. You have to set up a business page.
