What a seller should look very closely at what they can control when considering selling their home. Is it a good time? What are the houses in my neighborhood going for and are they inferior or superior to mine in size and quality? A good real estate agent will help you navigate away from the emotions of selling your home so that you can make the best business decisions. They will also help you market your home in it's best light!

Depends on the location of the home.  For instance, the average days on market for one school district may be quite different than the average days on market for another school district since school districts are so important to many buyers.  And also, the price range of the home also determines the average days on the market.  The higher end price ranges tend to have longer days on the market because the pool of buyers for those homes is much fewer.  The lower end price ranges tend to have less days on market because there is a large pool of buyers.  But then again, the supply and demand can change within a school district or a price range.  If you only have two really expensive homes on the market and have 5 buyers, then the absorption rate (sales rate) might be skewed.  You really have to look deep into the numbers to understand them.

There should be a +/- average, on any given area, township, zip code, etc, but it will depend on the way it's marketed, priced and located specifically.

The average length of time houses are on the market in Fayetteville, NC can change day to day. There are reports such as an Absorption report which show the rate at which available homes are sold in a specific real estate market during a given time period.
