The "ditches" are storm water run off. When you take land that was trees and you cover it with homes and driveways the water that was absorbed by the land has less land to absorb it. The state of NC regulates the storm water run off and swales are just one of the methods they employ.

What "strange things happen" ? You are mentioning an area that relies on these ditches for run off vs a curb and gutter system. Are you referring to ponding where areas sit without draining or are you referencing a home in particular ?? Site work is done prior to homes being built and your note is a little vague to the concern of one lot or are you blanketing the community as a whole. I am a local Realtor, curious.

Sounds like a bitter person to me. From what I know as a resident, the drainage issues are pretty much fixed, but it is true that some homeowners have more of a problem than others. In order to pipe a ditch under, a resident has to gain permission then pay for it themselves. But the ditches all work very well. They used to put all this stuff on the neighborhood website and anyone could access it, including potential buyers, but they decided recently to only give residents access to this information now; why I don't know. There are times when I wished I had looked deeper before I bought here, but overall it has been good.

A few "strange things" that happened. Someone put a real estate sign in my yard during the night, but never showed their face. The day my moving truck pulled away, there happened to be a nail in my tire - after never having run over a nail the years I lived there.
