BPO (Broker Price Opinion) Safety Exterior OrdersBPOs are a major source of income for many agents today, and situations have gotten increasingly dangerous when getting photos of the subject property. These dangers go for both Interior and Exterior orders.Exteriors:Go during the day to get the photos, while the kids are at school and the adults are at work. Not everyone works during the day, but it is the safest time overall.Drive by the property first to assess the situation: is it a through street, are there people home, from what angle can you get the clearest photosALWAYS have an escape route: you don't want to be taking photos facing the dead end of a street. This can allow people to block you in. When you start taking photos make sure you are facing in a direction that leads to safer areas.Don't get out of your car: You are taking pictures of a home when the homeowner and all neighbors are unaware of the reasoning. People get nervous.Don't talk to anyone: If you talk to a neighbor approaching you, and disclose anything about why you are there you are violating the privacy agreement and could suffer legal ramifications later.Act normal, just give a waive to someone paying attention to what you are doing. DON'T ACT SUSPICIOUSDon't drive down driveways: Driveways (almost always) are private property and you can be arrested for driving in, not to mention it isn't safe.Don't go into gated communities: This is trespassing and it will be taken seriously. Just take a picture of the gate, and this will count for your front view and/or address verificationGiving your card to someone and then driving away opens you for liability.
