Bad Real Estate Agents

Some real estate agents try to trick homeowners into listing their house at lower than the market value.  Carol Temple is one of those agents and I would recommend not using her to list a house for sale.

You should have recieved a CMA in which you would find home sales similar to yours and the amount of time that it took to sell your home.  It is important to review the stats closely and list accordingly.  At times I have too seen prices out of whack but these are usually on distressed sales.  Also important to get more than one broker to give you a price opinion as well as a marketing plan.  Not all agents are alike.  Also beware of the agent that will offer to buy your home if they do not sell it.  They usually quote you a low price so they can sell quickly so they are not on the hook to buy it.  You can be assured they most likely are going to price it low.

I completely agree Heidi,
        Always make sure your using more than two brokers to give you a price opinion this way you can have an understanding on how they are evaluating your property. Obviously the agent who is giving you this information is finding it tough in your area to sell. Also remember that now only just using an agent is enough, take some of the selling into your own hands as well. Make sure your property is being marketed correctly, with these proper steps your house will being able to compete for the top prices in your area and you will not have to settle for a lower cost. Take charge and it will come around, but you need to put your self at the top of the list.

I don't know the exact scenario, most agents know the market and know what it will take to sell property. The lower the price , the lower the commission. So it would actually be to an agents advantage to price a property accurately. Hopefully she provided you with a CMA.

I agree with the other agents comments. Before a property is listed for sale a professional Realtor will provide the seller with a CMA. This will clearly show you all other properties that are listed, sold and expired. The statistics are clear and your decision should be based upon them.

Like the other agents, I don't know the specific situation.  I do know that I've seen a lot of my fellow realtors underprice homes not because they are trying to 'trick' anyone or do anything wrong, but because they are not confident in their ability to sell the property, because they are nervous about the market, or because they believe the seller needs to sell the home quickly (lower prices = quicker sale.)  Most realtors interact with clients who have unrealistically high expectations of the sale value of their home (thinking they can get top dollar for what the home would be like totally renovated & staged, while the reality of what the home will sell for in its current state is much lower than they'd think) - so some may have just adopted a strategy of trying to talk owners down from their listing price, regardless of whether the owner's estimate of the property is on target or overvalued!
