Bankruptcy a year ago, Im looking to buy now.

I was discharged from bankruptcy in July 2013 and my current credit score is 601. The entire reason I filed a year ago was to be able to purchase a home within the next two to three years. I would feel comfortable with a mortgage now because my monthly rent is $900 and I've managed to save $7000. My question is, would I be able to get approved for a loan with such a small down payment considering I recently filed bankruptcy? My second question is with an income of around $3000/monthly how much would I likely get approved for, if any?

For Chapter 7 bankruptcy, there is a 4-year waiting period on conventional loans. For Chapter 13 bankruptcy – the lenders would want to wait 2 years from discharge date or 4 years from your dismissal date. Two years would be your minimum waiting period and - as you wait - you should try to re-establish as many good trade-lines (credit cards, loans, etc) as you can. Good luck!

Hi there, was your Bankruptcy a Ch7 or 13? Also, did you file because of an economic hardship that was outsid your control, like a company shut down? You may have some options depending on the specific reason(s) surrounding the Bankruptcy.

I would wait until you get over 640.  BK waiting period is 2 years.
