If the question is... can you still negotiate - then the answer is yes.  But the builder does not have to agree.

Most often, upgrade prices are 'set'.  Moreover, builder costs tend to increase more often than yearly.  I have seen price increases monthly.

There are many times when builders offer inventive packages ($x in upgrades for free) in order to entice you to purchase.  But these incentives are usually disclosed up front.

Is there any fine print - like "prices subject to change without notice"?

Keep in mind that while the lot sits empty, it is not costing the builder much at all.  So, giving large price breaks - or negotiating free or reduced upgrades do not incentivise the builder much at all - since they can turn around and sell that same lot, build the same house and offer the same options at full price to someone else.

Now... when a home is already built (inventory homes), then it is much more likely for a builder to discount heavily since the holding costs are much larger.

This is the seller agent email me.

Early on, we did discuss the fact that you could always make an offer to the builder, but we handle all negotiations at the time you write your contract.

We were under the impression that you were happy with all of the options pricing we gave you.

My assistance wrote your base contract in order to secure your lot and to give you additional time to decide which options you wanted to go with. Had we realized you were planning to negotiate the options pricing, we would've waited until you knew what you wanted to offer.

Regarding further negotiations because you don't have a buyer's agent, I said I personally may be willing to help out if there was a small item that you really wanted and the builder wouldn't include. That would be similar to a closing gift, but we wouldn't be talking thousands of dollars.

Could you advice me of this situation? I already signed the base contract. My understanding of the base contact is "hold the lot" and "basic house price".  We are thinking to do upgrade. So before the contract, I got some quotes.

The seller agent told me, since I'm not going to bring the buyer agent, I may have some discount of total upgrade of amount.

Now I went to the design center and asked about the discount. They told me the price is set.

But can I still negociate? Because the some of upgrades are way expensive than the optional price list (Sep 2009). Like 16x16 sunroom is $20,000-, but my sunroom is 15x12 is $24,000- If the optional price is few years ago, I understand the price diffident. But this is less than a year.

Any help or advice, I really appreciate. Also I'll add what the seller agent reply me. Thank you.
