Been empty for years...It was for sale as low as $125K in 2007 and no takers. The bank took it back and by April, 2008 it was on the market for $132K. I live on this street, and I can tell you that you better take a long hard look at the crawl space (the MLS says it has a basement. The MLS lies). Wear your crummy clothes and crawl down there and inspect every inch of it personally. Termite tracks up the block wall of the foundation? Water and mud down there? Cast iron drain pipes? Every house on Kenbrook Drive was built in 1942, and to a house the cast iron drain pipes are currently leaking, or have been replaced with PVC by the owners. The insides of the cast iron drain pipes are like the arteries of a fat man - you'll be standing in five inches of water everytime you shower because it won't drain. DEMAND that they replace all the cast iron in the house with PVC or walk away from the deal. The cost - $3500 from a reputable plumber. And lastly, is there a slick coating of black mold on the wood beams and underneath the floor. You remove mold with Clorox and a brush, by scrubbing every square inch. A company will charge $10-$15K to do the job, or you can do it yourself by working every weekend in the crawl space for six months.
