Best Investment Option - Cash Flow Now vs. Higher Asset ValueWe own an investment home (2,2 SFR) in Rancho Santa Margarita since 2009, have ~$250k in equity and currently rent the home for $2000. We have a cash flow of $250/month. We were thinking of selling the home and buying another home in northern San Diego County outright. So my question is, is it better to get the cash flow now at ~$1150 cash flow now or wait until we pay the current asset off and get a higher cash flow in 20years? My husband is a contractor so we do all the repairs ourselves and are looking at homes we can invest, fix up and possibly get a higher cash flow in the SD home. Also, we will not have to pay long term capital gains on the home since we lived it in within the last 3 years (my research shows no taxes due). So we have a higher value asset with higher expenses which could provide higher cash flow/higher asset value in the long run or get a much higher cash flow today and use that money toward another asset in the future.
