Regarding flipping, I think if you take a look at Durham, you are going to find some good opportunities there, not just because its a college town, you can also look at Chapel Hill and near NC State, same reason.
I showed a house last night in Cary that would make a good flip....so they are around. Work with a realtor ....ignore the guys here who come with sarcasm, they will be the same people who say 'I could have' and by the way, we don't make 6%, we make half of that and share those funds with our 'house' and uncle sam.....there is a movement with a lot of full time realtors to charge by the hour instead of the % .

If someone has to ask "where", they don't have enough construction experience to carry out a flip and make a profit anywhere.
Of course the Realtors® think anywhere they can make a commission is a good place to flip, as they will get 6% commission from your purchase and resale, even if you lose 25% doing so.

I think Durham is a great market as is midtown and north Raleigh right now....

There are no good markets for flipping houses. Too many people think real estate is a get rich quick scheme that they can successfully conquer. Real Estate is hard work, it is time consuming and it is stressful.
The chances of successfully flipping a property with exorbitant rehab costs, holding costs and transaction costs on both sides is very low. The chances of losing money, and lots of money, is very, so very high.
If it sounds too good to be true, it probably is. Go for nice safe and secure long term real estate ownership...it's a great time to buy and you have a high probability of success with a long term perspective. Good luck!

If you have a good agent that knows the area Raleigh-Durham is a great market for flipping. You have to be ready to move fast though as there is a lot of competition for good properties.
