Best Return On Improvements to Sell

As a Professional Home Stager in Oregon, I have had several clients who began to make updates in their homes prior to having a staging consultation. What I've found is that money (or at least too much of it) was spent on changes,updates or improvements that won't get them as much "mileage" as investing in other areas. For example, one client spent upwards of $10K on custom tile kitchen counters and backsplashes in a $280K house and no money was left to replace the 1980's carpet that was a real eyesore. In another case, the seller put money into new plants and landscaping while the exterior paint was a peeling mess.  Seems a shame when the investment in professional staging or a staging consultation can go so far.What's a good way to reach these clients before they begin to spend limited funds on improvements that won't help get their home sold?

I hope this isn't out of place, but do you know anyone working in the Eugene area doing home staging. I have an acquaintance that will be selling soon and asked me to put my ear to ground for someone who worked this area and would be reasonable for a light stage of an empty 2600sf house. Any referrals are appreciated.

Landscaping
Flooring

Usually in that order unless the floors are really bad.  Naturally all circumstances are unique but a fresh coat of paint is a low cost way to clean, brighten and modernize your investment.

Contact Real Estate offices in your area and offer to give a presentation to their Associates at their weekly meeting.  Provide your information with some examples of your past work and the resulting increases in the ultimate sales price.

This type of presentation and fact goes a long way.

Go to the Real Estate offices in your area and offer to give a presentation on Home Staging.  Show them expamles of some of your work with the resulting impact on condition and ultimate sales price.

This type of presentation is usually appreciated and can drive some business your way.

Reach out to sellers.  Write an article for the local newspaper.  Advertise.  Write a presentation on staging from the sellers point of view (yes, prove you are a knowledgeable pro by giving away the secret handshake).  Find a charity auction and offer one free staging consultation (or even one free redecorating) as a prize.  Rent a conference room at the local library, out up flyers and/or advertise, give the presentation.  Decide how far it is practical for you to travel and reach out to agents (offer a presentation written from the agent's perspective as Veltri Homes suggests) and sellers within that radius.  Have a website and tune it to come up high in Internet searches.  Find Q&A sites (like this one) and display your knowledge by helping people who are lost.

In all things, stress that staging is part of planning to sell, not something tacked on at the very end the day before the photos are taken.  I have occasionally been amazed at how much good we can do when we are part of the planning.
