Best Way to Market House for Sale by Owner

I have a 2 bedroom 1.5 bathroom townhouse in 18974 Ivyland/Warminster, PA for sale by owner. I have had it listed and received a few inquiries, but want to make sure its getting out to the correct people - any advice, OTHER THAN LISTING WITH AN AGENT?

There is another website if you brouse around zillow you can find it .I dont think i can say it on here.However you could find the best management company in the area by reviews.Let them take care of everything But make sure you ask tenants about the management co.Also here on zillow you can put the listing in as a rental w/option to by and by putting it up as a rental it may get more veiws.READ READ READ the pryor posts all over zillow

Its a hassle for a buyer to buy FSBO so you will have to price it under the market to sell it, sorry. 

Buyers get Realtors for FREE - in essence - and Realtors dont look at FSBOs. A buyer who wants to work harder without an agent expects to be compensated in the form of a lower market valued property. 

When you tire of your FSBO try, find a broker who might discount their commission - they are out there - you just have to do some research....

Hi Ivyland!  I can't help reminding you that the Co Founder of FSBO, Colby Sambrotto, was unable to sale is place without hiring an agent at 6% (http://bit.ly/ri5Cdq).  In fact, statically 95% of FSBO's eventually list with an agent.  That being said, as part of the elite 5% here are some things that may help you to increase traffic:  Price it right and have comps to support your pricing (keep in mind you don't have the expense of agent, buyers may feel entitled to a lower purchase  price for this fact as well),  advertise (internet is a must), prepare your home for sale and take great photos, prepare yourself with all the necessary legal documents, make sure you note in your advertisement that you have them and you are prepared.  This may help reduce potential buyer's fear about the lack of a professional being involved.  Last, but not least, make sure the agents that work the area know that you will pay them a commission for bring a buyer.

There are hundreds of books on the subject, and, there is no "one best way." 

We give a lot of credit to the internet (just put it in the MLS and let it get cast across the 'net and it will find a buyer), but - the internet is to house sales as radio is to music sales. It's the work you do in the studio . . . I mean, beforehand, that sets you up for success on the sales floor.

The MLS is a great thing, because the information does get to "the correct people," but even WE have to resort to guerrilla marketing tactics for unusual properties. 

At the end of the chapter, Ivyland, if there was a better way to market listings than the way the pros currently do it, the pros would do it.

You might get some good tips from Rockinblu's FSBO blog. He successfully sold himself and discusses many things about the process that he learned along the way. I think good photos are a must, open houses can also help (but lock up your meds/jewlery/cash), offering a one sided commission can bring buyers agents into the process and making sure you clean/declutter before you market.

I think the most important thing outside of advertising online (and maybe considering a flat fee MLS service) is pricing your house right the first time. If you are prepared, you can sell yourself. Best of luck to you in a successful sale!
