For small family homes under $250k in safe communities, that are within 30 minutes of downtown, there are plenty of option! Hillsboro Village, Sylvan Park, Belmont, and Green Hills are some of the safest and most family-friendly neighborhoods in the city. These areas also bleed into Franklin, TN, which is slightly more rural, but still very safe!

Right now Nashville is the crown jewel for real estate. There are so many great communities, growing neighborhoods, and restoration of some of the older districts. 12South comes to mind. The parks are fabulous there and it's such a walkable area. If you like to live out a little bit, Mt Juliet is growing by leaps and bounds. Beautiful new brick family homes are being build just off South Mt. Juliet Road that would meet your requirements. You'll be 30 minutes from the city either on Rt 40 or over Percy Priest. Wonderful parks and playgrounds for the children. Fabulous shopping for the rest of us. Make home shopping FUN! It's such a great time of your life. Best of luck to you.

For your schools you may want to check a website such as greatschools.org There are several areas in Middle Tennessee that will fit your criteria, all of the below suggestions are great. You just need to find a good buyers' agent who can aid you in your search and help you narrow down which area will work for you. Nashville is still a very reasonable place to live in comparison to other major cities. Your options are good if you are willing to look outside of the urban areas close to downtown. Hendersonville, Spring Hill and Mount Juliet are all in different corners of Nashville but all fit the bill here. Unfortunately I can't comment on the schools because it is in direct violation of the fair housing laws but I'd be more than happy to point you in the right direction so you can gather more information.

Besides Bellevue, you may want to try Franklin, Nolensville or Mount Juliet. The downtown commute from all of these areas is approximately 30 minutes (depending on traffic). Each of these suburbs have their own unique amminities and fun things to do. Please let me know if you need more real estate information about these, or other parts of the Greater Nashville area.

I'd say the Bellevue area would be a great place to start. I lived there for sometime when I first moved to TN from Boston... great area, lots of amenities, good schools, decent pricing for both in subdivisions or just outside in the county. It's just 20 -30 mins. (depending on traffic, time of day, etc.) to downtown Nashville and Brentwood area. You'd enjoy the area.
