Best month to put home on the market.

My husband has been relocated to S. FL from Minneapolis.  He is down there already and I will stay to sell the house.  Is it best to put it on the market in April or May?  If it doesn't sell by winter, do I take it off the market during the cruel winter months?

March to September is always the best market time. Most people want to move when kids get out of school in May or June and/or be moved into the new home before school starts again in the fall.

When do you want to move? With the current housing market, unless you are planning to price real aggressively, I wouldn't count on a list in X, sell in Y formula. Then again, if you're pricing aggressively, it should sell at any time of the year. I put a house on the market in October...got an offer in November and sold in January...but it was in SoCal.

What's a "cruel winter months"?

We are in a market decline with no end in sight. Since you have to sell soon, I would sell ASAP and aggressively. So current month would be the best month.

Anytime is a good time to put on the market. There are always buyers at anytime during the year. Keep in mind the market is dropping every month. So you need to sell quickly and price it right with the right realtor who will market the property. Good luck

There are ALWAYS buyers looking. So even in the "cruel winter months" there may be less competition and buyers may find your home and love it.


It was snowing yesterday, but my client had his only day off, so we were out looking at homes, because their lease is up soon, then must put in a 30-day notice, and they must find a home this month. If this was in your area, and your home was perfect for them, but your home is not on the market, guess what... my client would be buying a different home.

Here in Minnesota, I would say February to April. Statistics show more demand in those months than supply...contrary to popular opinion.

But also consider that 5% of all homes for the year sell in December!

We sell houses all year round. I usually sell a house the week between Christmas and New Years. You'd think that would be the worst time to sell, wouldn't you? My colleagues who suggested spring are using the conventional wisdom that says the most buyers are on the market during the spring. However, in the winter...even though the pool of potential buyers drops by more than half...in my experience, the buyers who are out there are highly motivated, good buyers. All you need is one! In general, in snow states like yours, January and February are the slowest months for sales. But we believe the spring season starts right after Super Bowl Sunday, so that means half way through February. Right now is one of the best times in history to buy. You need to get to Florida with your husband. It is silly to wait until the "best" month.

In my experience is better to have your house on the market than try to time when to list and when not to. If it is not on the market, its a safe bet it will not sell!
