Best place for $800K near Santa Monica with good schools?

Hi there,

What is the best place to live for $800K with at least 2BR/2Bth in or near santa monica with the best schools? Preferably a house, but open to condos. Preferably west of the 405 and north of the 10, but not stuck on that either.

(I'm not sure why the information I provided was deleted by Zillow),  
Culver City, Brentwood, and some new charter schools have high API scores & provide the affordability you're looking for. Make sure your agent is very knowledgeable of the not so great pockets in between.

"best place" and "best schools"?

"BEST" is a very subjective term, and really depends on how you are weighting different criterion for your measurements.

Besides, no agent can tell you what is "best" according to "their judgment", as that would be "steering", and would violate the U.S. Fair housing Act.

Just because a school district or school gets a better average on State standardized tests, or a better API does not necessarily mean the quality of education is better or that the environment is better for learning.  It may just mean parents have more resources to devote to their children's education and that they spend more time at home on learning the material...  And learning the material of the test still doesn't mean they have mastered other skills for living.



And just because a school or district gets a low score, doesn't mean that there are no students that got high individual scores, or that there were no failing students in schools that got high API scores.

Hi,

It will be very hard to find houses under 800K west of the 405 and north of the 10 (basically Pacific Palisades and Brentwood).
South of the 10 you may find some homes that fit your criteria in the Culver City area.
One of my favorite areas of the Westside (it may be way too far south for you) is the Hollyglen area of Hawthorne and Del Aire. I always love showing homes there and my clients usually love the neighborhood.
