Best time to sell in Orlando

Generally speaking is there a better or worse time/season to sell a home in Orlando? We have a home 10 miles from Disney in South Orlando and deciding when to put it on the market. Where I currently live real estate sales slow down in the winter, is there any similar correlation in Florida, more specifically Orlando?

Summer is great when all the kids are out and people can more easily relocate. The weather is also conducive to make decisions about moving. Compare with colder weather in winter.

Find yourself a Realtor who knows how to find qualified buyers and build urgency year-round! The time of year is not likely to be a factor.  Some say holiday-time isn't good but if you are near Disney, you better have your house on the market!  We get thousands of visitors around the holidays in Central, Florida.  And they are happy to be in the sunshine.  Homes in Florida are very affordable in comparison to many big US cities and abroad. 
Year after year, we have holiday travelers call us just to look at a home. Then they call us a few days later when they get home and ask us to send them a purchase contract!  

Some say "Spring is the best time to list your home" but if everyone lists their home around Spring for about six months then I would do the opposite. Supply and Demand. Fortunately, we have a very diverse pool of buyers that keeps our market steady year round.

If your home is priced at a fair market rate and the inside and the outside of the home shine, it does not matter when you place the home on the market.
Good homes at fair prices will always sell.

The majority of home sales occur in the Spring and Summer months. Last year was a great year for sellers all the way through since the number of homes for sale was much lower than the demand. Many more homes have been listed since then and inventory has gone up, but there is still a high demand for homes that are in good condition and priced to sell.

We are coming into the spring selling season now. Are you still interested in selling? I work with many sellers in the area that you re describing and many of them ask me to do some market research for them so they can list at the correct price. Would this free research benefit you? I read on the internet (it must be true) that one of the top ten New Year's Resolutions is to find a new home.  If that is true, January would seem like a good time to list your house in Orlando,Florida. 

Plodding through the snow to show houses is not a problem here. Find a good Realtor here on Zillow and get started.

As agents have posted below holiday season's are tough as most of the sales teams as well as closing services are more difficult to get around this time. If your close to Disney, with the recent boom and return of it's stock prices (sales have returned) its a great opportunity to list your house. You have many things in your advantage in this market including a low interest rate, as well as low inventory, these are two big indicators that it is a time to sell.

Generally between Thanksgiving and New Years Eve is probably a window to steer clear of, all of the shopping and vacationing makes getting business done much more difficult.  Seasons are pretty mild here so the grass is always greener figuratively speaking. 

Now
, would be an ideal time to list because tax refunds make great down payments on dream homes.   And though we currently have low inventory, beware the builders are building homes to fill that void.  Don't wait until you have to compete with 100's of newly built homes.  Let's put a game plan together after the first!

RIGHT NOW!   We loved this time of year when we worked in Minnesota because there was less competition for houses and the buyers we met were serious.

As far as Florida goes  THIS IS THE SPRING MARKET - NOW   Homes listed now will go under contract in 45 to 60 days and close in another 45-60 days  and it will look like a Spring Sale in the Stats.

In general you should avoid listing it between Thanksgiving and New Years, but otherwise just about any time is a good time in the current market.  Inventory is still very low.

Winter is a great time to sell here because of course we don't really have winter.

What we tell our clients is that the best time to sell is when they are ready.  Yes, some times of the year are busier than others but here are the other side of that argument. 

For Example - in my market, around the holidays is a little slower, BUT you have more motivated buyers out looking with less houses to compete with.  I have buyers right now that have seen everything on the market and waiting day by day for new houses since there are not that many to choose from.  

In the spring, 10x more people put their houses on the market, they have many more buyers but many are "just looking" and not really ready to buy anything.  So you have the chance of more unmotivated people coming thru your house. 

You probably have a lot of that with people vacationing in Disney and just looking at what is available.
