Better investment -- Coronado or Los Feliz?

We're looking at investment properties and like both areas... We know someone who mah bd selling in Los Feliz soon and its a lovely older house currently occupied by 2 renters. Its around 900k to 1m. We also like Coronado for the good school district and boat docks. Budget is around 1.1m unless its a really amazing deal. It's going to be rented for the first few years so being a good rental location is necessary. Thanks!

San Diego area has a large invertory of rental properties right now while Los Angeles is actually having a shortage. Now $1 million rentals don't necessarily follow the same market trends as more reasonable homes but I would guess that Los Angeles has more tenants in that price range as well. I would favor staying in the Los Angeles area.
