I think I can take a guess on this.  This development was first sold by another developer (David Cutler?)  that recently sold it to NVHomes.  I'm thinking that is the price that NVHomes paid for the lot.   I remember seeing the sign changed from one developer to another.  I know that the new 202 bypass is being built very closely behind the development property.
