Was 4.375 this morning and before end of day 4.875... How  can that be thought 5/1 Arm was down today or didn't change much. I'm in process of refi and looking to lock soon.

We are offering rates even lower then that on arms currently. It all depends on the lender you are currently working with. Your loan amount, credit score, closing costs, and other factors also affect your rate.
