I live around the corner from this house and I've been watching it carefully. (It will be a comp for my house when it sells, so I'm rooting for it.)

I have been amazed by how hard Kathryn Lister (Wendy's daughter, I assume?) has been working on this listing. She has had like 8 open houses, and a steady stream of people coming in and out. I haven't seen any other listing in my neighborhood with as many opens as this one. And although in the real estate industry we generally say that Opens don't sell the house, I'm still impressed.

When I select an agent to list my house (whenever that is), whether they're going to work hard for my listing will be at the top of my criteria, and to me holding a lot of opens is part of that. Of course, whether or not they embrace Zillow as a marketing vehicle for my listing will also be very important and again on that score I applaud Coldwell Banker Bain (Kathryn Lister's brokerage).

I'm late to the party, but I'd add more kudos to Kathryn.  We met in Medina at a listing and she's a consummate professional.  Definitely a listing agent that represents her clients well.

As for the open houses, I think Hawaii Life's comments explain it perfectly:
"Many of my agents who hold open houses get business from buyers who walk in the door and don't have representation. Even if the house isn't exactly what the buyer is looking for, our agents can help them find what they need. "
And from Spencer: "we generally say that Opens don't sell the house".

Open houses are nice, but they're for agents to generate more buyer business.  There are always cases when they sell homes, but it's a tiny sliver of sales.  Most sellers would be better off having their agent spending time marketing the home online than sitting in the house waiting around on a weekend.  If a buyer is really interested, they're going to call someone to open up the home for them.

I met Kathyrn at one of her open houses for this listing and have to admit to being pretty impressed with her sales approach.  This is a great house, but the big question is whether financing is available to enough people to move inventory listed in the $1 million plus range right now.  Unless they are putting down a large down payment, buyers are finding it tough to make the deal work.  This limits the audience for a house like this one, view and all. There are plenty of other houses in this neighborhood that have been sitting on the market for quite awhile without any movement (other than lowering seller expectations and listing prices).  We shall soon see if Zillow's recent report that values are up in Madison Park holds in future quarters or is an aberration.

Geordy makes a great point, so I won't get too deep into this because I'm basically just agreeing with him.

These days, buyers like to do their own research and then go see the houses on their own.

Many of my agents who hold open houses get business from buyers who walk in the door and don't have representation. Even if the house isn't exactly what the buyer is looking for, our agents can help them find what they need.

Open houses are more important than ever nowadays.  The reason is that the buyers have access to a lot of information now.  They can see pictures, compare listings, search public records, etc, etc.  They are empowered.  The buyers I have are no longer the types that want to get in the car with me and drive around all day looking at listings.  Often they are the types who drive around on their own looking at listings and then call me up if they see something they like.  They are busy people that want to do things on their own schedules.

Some of these shoppers don't have an agent for one reason or another.  They simply drive around looking at listings, calling listing agents and visiting open houses.  Many of them don't want to waste the listing agent's time or even their own agent's time(if they have one) to see a listing.  They just want the door to be open with no obligation or expectation.  If you aren't holding listings open, you could be missing a large portion of your buyers.  I've heard this more and more lately.  "The buyer walked in, saw the house and we wrote it up on the spot, glad I had the forms with me".
