Building a deck 12 ft backyard have a good curb appeal?

We have a detached garage townhouse in MD.Distance from the garage to house is approx 12 ft.We are planning to build a deck but as the distance is not that much,not sure whether it is worth the investment .TH is 20' wide.

Willa deck look good or should we just have a patio and do some landscaping.

I love my patio and I consider it more functional than a deck in this texas heat. But in your area I would probably build the deck. Do any of your neighbors have a deck or patio? Seeing the difference might help. best of luck.

This is the most frequently used access from the garage to the house?  I suggest making the deck or patio wide to hold some patio furniture, allow very easy access between the two buildings, and have some landscaping on either side.  Make it both a walkway and a retreat.  Get pricing on both options: deck or patio.  And, try to avoid steps if you can - the easier it is to carry things back and forth the better.  But, finally, if you planning to stay in the house for the foreseeable future, choose the option that best fits your budget and lifestyle.

A deck or patio that adds living space and is easy to use can add value.  It is not likely to add dollar for dollar value especially if you contract the work.

I think a patio with some steps from the house would add excellent curb appeal and value so you can enjoy your yard and extend your living to the outdoors.

I believe we have done work in your neighborhood and have been faced with the same issue.  Our original plan was to build a water proof under deck system [hotlink deleted by Zillow moderator] that would feed water into the garage gutter, but the HOA turned it down.  They require that the deck be 2' away from the garage.  Therefore, the largest possible deck you can build at your home would be 20'x10'.  We did go ahead and do the under deck system with a future patio in mind.  A patio will give you more space, but the deck will provide you with an outdoor area for your first level and can also act as a roof for you patio area.
