I've found a beautiful golf basement lot (somewhat sloped). I am restricted to select one of their plans (none too existing plans). But I fall in love with the 180 view with rolling tarrain both near and far. What I prefer the builder to do is finish everything except kitchen cabinets/counters/layout, bathroom and floorings. So I can hire my own contractor/designers to bring the final finished product up a few notches and to be able to love the home. I have not signed contract but intend to. Builder's team will not meet me until contract is signed. I have a couple of main goals:1) Include list of well specified items into the contract: from minor structual change request, to where plumbing will be stubbed, to paint color, additional windows, etc. 2) Leave kitchen/bathroom/flooring unfinished. I understand, you won't get certificate of occupancy if the house is not complete. But if this is truly I desire, what are strategies to accomplish this? Any issues such as will that void my home 2/10 warranties? I can pay cash if that makes a difference.
