Bury a ST. Joseph Statues to help sell???

I was wondering if anyone has had luck with burying St. Joseph? I ordered one already and just curious if there are any good stories about the success?

Hi there...I buried one in my front yard next to the for sale sign about a month ago. To date, I have had one couple come for a "second showing" and a bank send me an offer to purchase my house. No idea whether St. Joseph helped or not, but it surely can't hurt!

Ok, we had our house on the market for a year.  We purchased a St. Joeseph and put him right side up by our air conditioner.  According to the directions we got with him that is what we were supposed to do.  Well a month went by and nothing.  So I moved him to a foot in front of the sign towards the house upside down facing the house.  We had an offer in one day>  No kidding.  My mom also read about burning sage in the house, which we did on the same day.  Who knows but something worked.  Perfect buyer, we close in two weeks:)

You know I also heard another trick is to put bird seed from your sign to your door and keep replacing it as the birds eat it. I told a friend that one and she had a condo for sale for 10 months, put out the bird seed and sold it in a week.

 

You know I'll be burying St Jospeh, burning sage and putting out bird seed! Hey at this point, I'll try anything :)

There's this crazy trick some sellers do, a bizarre ritual that we decided to try, and it worked.  They call it "lowering your price". ;)

My mom buried a St. Jospeh's in our backyard somewhere (only she knows where because she knows I'd have dug it up if I knew because I am a cynical twit).  We sold five months later.  I kinda doubt the two are related.  She did purchase the statue from someplace that donates all profits to charity, which was nice.  Plus, it gave her a bit of semi-serious hope for a while, a feeling that at least she'd done something to help the house sell.  And hope is definitely needed when trying to sell in this market.

I'd just do a rain dance carrying a "home for sale" sign in the middle of the street.  Bury the debt!  Don't forget to find a rental with a long lease agreement before walking away.  1,000% increase in spending power with just on decission.

HI Again Wetdawgs!

 

Well the comps in my neighborhood are $105 a Sqft. my house is 2,900 sqft. So with that I would be listing at 304,500 but I am listing at 289,00. I really dont' want to play games. I want to sell....but OK I would like more than 14 days to move like you got!  ROFL!

There is a lot of speculation about the  St. Joe statue in the Realtor community.  Our Realtor Association actually stocks them in the"store area" of the building- so someone must be having good luck with them! 

 

I have only used on once.  I had a listing that was on the market 5 1/2 months with no offer.  I marketed it to death, staged it, held open houses every week, etc...  but no luck.  Finally, I buried the St.  Joe statue in the yard.  Two days later- I had 2 offers!  Of course, the day I buried the statue, I had also (finally) convinced the seller to drop the price to what the other houses in neighborhood were actually selling for. 

 

So- in this case, you'll have to judge for yourself which made the bigger impact.  My vote is the price change.  However, a little help from above can't hurt!

Well, St. Joseph is now happily buried in my front yard. I'll keep you posted! As far as the price goes, I have mine $15,500 lower than the comps AND our house is completely renovated with high end everything. So let's hope it works. :)

Why don't you try open houses. My hubby and I are total doomers. We got to alot of open houses because we don't want to bother a real estate agent yet. Last weekends house was so nice, we both didn't want to leave. I was thinking I wanted to be on Date this House. Hubby was like, where do I sign. I had to talk him down, remind him we're not buying til 2009.

Jacceee~ We signed with Next Home. I really don't want open houses because around here it is just nosey neighbors snooping! LOL Not to mention wierdo's going through my drawers. (dresser drawers, that is) I might hold one for agents :)

When I was younger my parents put our home in Evansville, Indiana on the market. It didn't sell. We then moved to Greenwood, Indiana for my father's job relocation and my parents carried two mortgages and three kids...for four years. My dad drove down to Evansville and buried St. Joseph upside down next to the house. No exaggeration here, they got an offer the next day after four years on the market and sold. As soon as the deal closed and all was said and done, dad drove back down to Evansville and dug up St. Joe and he's hanging out at their house to this very day.

4 years. I don't think it was a coincidence.

Well, I buried St Joseph and in 29 days I only had 2 families come in....BUT I got an offer on day 29 and we accepted. Tomorrow we have our inspection and they are asking for a 8/8/08 close. Mind you there is a  house in my neighborhood for 60K less and it has been for sale for 3+ yrs.

 

So what do I think???? BURY ST JOSPEPH!!!! and say the prayer everyday! I believe it works!

 

PS I got mine on Ebay for around $4 and they are sold by a chuch so the money goes to them. :)

We Buried one statue March 2008, got 1 offer May 31st (didnt work out) and another offer June 30th which we are taking and should close on the house (with all fingers crossed) on July 25th.

I just don't know if I should dig him up now, or wait until after closing/moving day? Does anyone know?

Lots of prayers and positive thinking helps!

Curb appeal, clean house and lot of lights!

Also I planted 4 pots of pansies, yellow/purple and white early March (they are struggling now) and put them on my front porch for extra appeal.

100$ of potted plants adds a lot to the curb appeal.

LOL about lowering the price! So true, and the St Joe wesbites that I visited, they did mention that the owner has to have FAITH along with a clean house and a fair price. :)
