The best way to know for sure what you can and can not buy is to talk with a lender. They are the specialist in assisting buyers get the funds to buy a home. In this very difficult financial marketplace, they know the ins and outs of getting a home loan. You can start with your bank. Most banks have mortgage divisions. I would start there and see what they say. It doesn't cost you anything. It's worth a try. Thank you for your question.

 that is the very first step
  unless you intend to pay cash.

The steps to take in order to purchase a house are:

a.  If your credit is not good, get your credit score up to at least the mid 600s, and preferably more.   

b.  Save up a good down payment and house repair emergency fund.

c.  Make sure you have a steady source of income.

d.  Meet with a loan officer to see where you stand with purchasing power. 

It takes time, years often, to be ready to buy a house.
