Real estate is very slow during the holidays. The average seller is unlikely to find a buyer during Christmas. Therefore, I might be a good idea to wait until after the New Year to list a home for sale - that way the "days on market number" will stay a bit lower.

In Utah, I notice a huge change in activity from December to the New Year. I do believe that December is a busy month not only because of the holidays, but there tend to be end of year deadlines for employees, finals for students and other goals/deadlines for just about everyone. As much as we'd like to think December is a peaceful and joyful month, I feel that as a whole, it is one of the most stressful months of the year. Most home buyers don't have the stress-limit capacity to add home shopping to their to do list in December.
In addition, many sellers don't want to deal with showings during the holidays and stressful time of the year. Although I understand the desire to get the listing and start working the leads from it, it may be in their best interests to wait until the New Year. You could always get a listing agreement executed with the listing date starting January 1.

The amount of buyers does slow down with the Holidays and the bad weather BUT, the buyers who do go out now looking for a property are very serious.

Dave, If a seller is interested in selling their home they should list it and of course, price it competitively. Foreclosures are once again, filtering into the market. List NOW while the inventory is lower than it might be come January.

David, although I am not in your area I will be getting new listings every day from realtor.com. If I ever saw the right property at the right price for me I would look at it quickly and maybe even make an offer.
For me going back to historically justified prices is the biggest roadblock I face. Prices are just to high and low interest rates are only causing prices to be much higher than they should be.
Yes, I am seriously looking for a house but being holiday decorated does not influence my decision on when and what to buy. Neither does the time of year any property is put up for sale.
