Buyin a house under Owner financing

How do I know that the property is legally owned and cleared once? How do I obtain the property deeds. Need help or advice the process and legal contract.

The honest and best advice on this is to contact either a real estate attorney or title company for help with this. You should not go about this on your own. You need to have experts assist you. Good luck.

You can go on county propety appraiser records to see who owns the property. Avoid hefty up front payments to start the contract. Someone could be facing foreclosure or are currently in short sale negotiations which would mean they are transferring title to the deed in only a few short months. At which point you will be out on the street and minus the money you gave. Be very careful with this!

All good answers but I caution you.

If you don't know how to go about this or even where to get a contract, it may be in your best interest to get either a REALTOR, attorney or title company to assist you in this venture.

There are many disclosures, time frames and obligations to both the seller and the buyer is a real estate transaction,.

In addition to the 2 options below, you can also verify the property owner by going on the assessors website for the county the property is located in and doing a property search. Many property records are available to the public and some are easily accessible online.

You should check the county clerk office where the property is located. Any liens and judgments should be filed and available to the public.
