Buying New Construction Homes~ What You MUST Ask

There is no question that buying a brand new home right now, is a smart move. There are so many wonderful builders who are providing fantastic incentives and immaculate craftsmanship. Unfortunately, there are also builders who lack experience, credentials, and most importantly the ability to provide true client satisfaction after the sale.

There are many ways to become informed. It is imperative that buyers thoroughly research the builder. Any reputable, quality builder will be more than happy to answer all questions promptly. Most builders prefer their clients interview them.

A few recommended questions:

1. How long has the builder been building homes in your area? (not just their marketing slogan, but truly how long?)

2. How long has the builder been in the business of building homes? Verify.

3. What training, credentials, and formal education does the builder maintain?

4. Ask for the contact information for at least 5 recent home purchasers. Call them.

5. Ask for a complete list of all subcontractors working on their homes? Verify!!!

Those are just a few questions that any reputable builder will gladly answer.

If you are taking advantage of this amazing buyers market, make sure you have the best team on your side.

Great post with excellent advice....I would also recommend looking for resale value in the communities that have served.  Community reputation can really influence future value.  Working with an agent that really knows the new home market can improve odds that they will get the right deal too.
