Here is a list of 140 listings on Zillow:
$50k or less for 4 bed, 3 bath, 3100 sqft or more
It doesn't mean that the Realtors® actually listed them correctly or that the autofeeds didn't copy rental amounts for some instead of list price. And some are expecting bidding wars or auctions to mark them up. But some are really being offered at those prices.
But if you don't find them as advertised, you can thank the NAR for the oath of ethics those agents took.
Besides, who ever said that all new residential construction is a minimum of 3100 sqft, 4 bedrooms and 3 baths? Is it really true that you have never sold anything less than 4/3 3.1k sqft?
I hope you really do put offers in on each of them since you need more houses for you to live in and you have so much extra cash from all your sales burning holes in your pockets.

A new house that is already built is always up for price negotiation. If you can only get $5k off you are not negotiating very hard or effectively. Perhaps if your realtor fee was removed we could do better?
Once a house is built the interest payments come on fast. The builder (often) seeing no buyers would love to just break even so they do not lose much money. The longer they wait to sell the more money they lose as interest payments eat them alive.

Well, since the comment was in response to Nathan's offer, I'm not surprised.
So, for Randy's offer, I'll offer your "builder/seller" up to $50k for one of those "new units" (that I hate because they aren't built with the materials used in the 1920's and prior), if you can guarantee that I will receive that $50k off of my offer price.
Everyone knows that the list price is inflated by $200k in order to give you $50k off. That is normal advertising and market strategy that is in all the text books and all the documentaries, and extremely evident in any store or manufacturer's list price catalog.
And you are a professional "marketer" and you don't know that? Or are you just "playing dumb" in order to intentionally deceive people so that you can intentionally violate your "code of ethics" oath?

What good is $5k off if they marked up the price an extra $100k for nothing?

All builders (in general) are hungry for sales right now and are offering major incentives, especially if they can do the deal yet this year. I talked with a builder in the San Antonio area last week that was offering a $50,000 reduction on an inventory home to move it before year end. You are right...new homes can be a great bargain in this market.

they also pay closing costs. and inventory homes are up to $39,000 OFF with all the discounts applied! there are 37 inventory homes in different neighborhoods in charlotte.
