If you go without a buyer's agent, seller's agent become more motivated because of getting more commission. Then starts to negotiate with his own client to make the deal.
If there are two agents, buyer's agent negotiates with buyer, seller's agent negotiates with seller to make the deal. Experienced, heard, saw, red zillion examples.

If I was in NY and in the market, I would work with you Ralph :)

I really don't like spam. I just watched this video here a few days ago on optimizing your profile on Zillow to build a positive professional presence on Zillow recently and though it had a lot of good tips on building a presence online. Zillow also has this one about promoting yourself and your services on Zillow Advice here from Zillow's marketing director that is good too. I hope that you consider posting local information about your market. As you post more, you will find that spam is received quite badly. I prefer information anyday.

If you are a buyer, make sure you are represented by a buyers agent; you will be a client rather than a customer. If you make an offer to the listing agent of the property, remember that the listing agent has a duty to get the most money and best deal for his homeowner/client not to negotiate for your benefit.
