You could contact the title company that you are going to close at and ask for them to send you a preliminary hud and that will give you a good approximation of the closing costs that you will expect.

Since you are in Florida, your closing agent will be a Title company.  Usually the seller will pay for the Title insurance, but needs to be listed on the contract.  Your agent is giving you different answers, most likely because she dosen't know (which she should say).  Ask her for the number to the Title company, call them and ask for the estimate.  They should be more than happy to help you. The Title company information should be listed on the contract, on the first page.

Your closing costs should be pretty low; you will still have to pay the taxes and service fees to the cloing agent.  To get an exact amount call your closing agent because it will depend on the home that you purchase.
