Buying a home; stay on track

My participation in Zillow has dwindled recently because it seems that it is nearly impossible for anyone to stay on track. All the doom and gloom, Realtor (r) bashing, Realtors (r) bashing, and excessive b/s has really gotten to me. So if anyone would like to actually discuss buying a home, let me know.

Are you asking about buying a home in general or in your area?

If you are asking about buying a home in general, I would appreciate some input.

We are pre-qualified and have credit scores >800. Since most of the homes in our area are dropping in price and inventory is still climbing, we are willing to wait for a lower price. In the mean time, aside from submitting low-ball offers, is there anything we can do to get a deal?

The deals are out there and you should strike while the media is full of market hysteria; play it to your advantage. Sellers are seeing the same news as you. Look for value in underpriced homes compared to others in the same neighborhood. If you are planning to live in your home for several years the current blip isn't an issue.

Daniel is on the mark with his response. If you see a home you like, make an offer. The most they can do is say no or begin negotiating. The deals ARE out there and there's at least one under priced home in every neighborhood. Sounds like you're doing the right things already. Keep in mind, good deals are out there no matter what the market. If you find one in a neighborhood you plan on staying in for a number of years, go for it.

Lisa and Daniel,

I appreciate your response, and I plan on continuing to patiently search for deals. I've placed a few bids, but we never come to agreeable terms. Interestingly, after these negotiations failed, the sellers had to drop their prices and still have not sold.

For now, should I expect my agent to continue to simply send me MLS updates, or is there anything more pro-active that can be done?

I would strongly suggest and what i do for my clients is have them send me a address they spot, I then research that house in detail. Since I am both a re broker and stgate licensed appraiser I ahve more data to apply and arm you with good info to make good offers. Saves you time and hazzles.

Prices will continue to fall. There is no market indicator pointing in the upward direction for a long time to come. You are doing the best thing you can, being patient, wait for the market to stabilize, rent until then and invest in something with a better return.

Ask your agent to target specific subdivision names where you are interested in purchasing....let's say the Whiskey River subdivision, where the critical mass of homes is priced at $400K for a 3br, 2ba home (or whatever you are looking for). Ask him to tell you about the houses that have the two or three lowest prices, for example, one at $375K, another at $350K, and take a look at them. If it doesn't work in Whiskey River, try Wild Turkey Run, and then try Cognac Alley, and then over to Jack Daniels Chase. There will alway be one or two in any subdivision that may work for you.

You'll have a hangover at the end of your search, but you just might find something you like.

aldreth tells it like it is. I see nothing to indicate that the RE market in my area will improve. I just look at the numbers and talk to people, and that's what I see here.

I agree with Marci - I would love to live in a neighborhood where the streets flow with booze.

Seriously, that is the exact approach we have been using. We have focused on two subdivisions and we have been bidding/watching these homes sit for 6 months. We think these homes are 10-20% overpriced and since they aren?t selling, suggesting that other buyers agree with us.

Klarek,

I am in the fortunate position where I can buy without having to sell my current home, which will be easy to rent. Since I have time, I am looking for the lowest possible prices, so I think discussions about the local AND national market are both relevant since they affect prices.

we all know how to buy a home, thats easy. the hard part is finding the right one and not letting some glorified car sales person RE try and get you to buy the wrong one because ther're rent is due!

.... while I have seen many agent on this forum spamming, i think the majority are on here, just to contribute to the conversation...

... since this is a national forum, it would be unrealistic to "market yourself" to buyers and sellers (which doesn't stop the few)... but if/when you see them spamming, do what I do, and click, on "flag content" and notify zillow that they're spamming...

... they ruin it for all of us.

Not a good time to find a deal where I live. Inventory is rising fast and prices are dropping. Maybe that can dodgedly be construed as a "deal" compared to the overpriced market of 2005, but compared to 2008 I doubt it.

I don't know what state/city you are in, but do not see construction materials coming down in price soon so if you weigh the pros and cons of leasing versus buying, that is probably the best scenario for you right now. Possibly
you might get a deal on a pre-foreclosure or something then if your market is
distressed and interest rates are fantastic. We have more inventory in our area than this time last year also.

I'm in Northern VA, Fairfax County. Inventory is rising quickly, and foreclosures are rampant. If I can't sell my place, I'll wait to see if the fed slashes the interest rate to control this mess, refi at a 15yr fixed, and wait it out. I'd really like to get out of it before prices get too low, but there's really no control over that now. Just have to wait and see!

Klarek,

Go to www.nvar.com and look at year over year statistics, latest data is from July. The statistics show we are in a normal market in Fairfax County. It gets rougher the farther you are outside the Beltway. There are additional sets of statistics listed by housing type. Drill down as deep as you wish. Our current market is normal.

Thanks, Dan I'll take a look at that. BTW I've had my place listed below the competition, in fact below the county's assessment value, and there's very little traffic coming in. That along with a 20% decrease in home values leaves me to believe this is not normal.

i am not saying that agents are trying to find buyers here (although not opposed to it) but i do see threads like "whats wrong people why arent you buying"!

right now is just not a booming time for real prop. period.

if I were an agent I would consider getting into property management for a pay check and have my license for the occasional sale during these times.

also I don't mean to agent bash. I see allot of regular good old folks here but I also detect a hint of desperate for a sale agents in allot of the threads. most the regulars here seem on the up and up.
