First, you should demand that the house is completely vacant BEFORE you close on it so that you're not stuck with tenants you don't want. Why should you buy a house that is not completely vacant when you go to closing? That can only be problematic for yourself. If for whatever reason your attorney didn't stop you from agreeing to a vacant house before closing, then you have one of two options. You can simply ask the tenants to vacate the unit with enough time for them to find a new place to move to, and hopefully they agree. The 2nd is to evict them. In either scenario, you should really seek the advice of an attorney. You want to know well what you get yourself into, even more when it comes to legal issues. Good luck!
