I represent one of the most respected builders in town, Magnolia Homes, Inc. A "Trade In" situation needs to be a win - win. Good for Magnolia Homes, because we eliminate a home from our inventory and good for our client because they feel like they got a fair price and a seamless transition to their brand new home. Visit www.yourmagnoliahome.com to view our inventory.
As far as retaining an agent... Any reputable builder loves to work with buyer's agents. Over half of their sales are dependent upon buyers agents bringing their clients in. Just be sure to tell the builder up front that you are being represented by a Realtor.
I hope this helps,
James

First, call the builder and tell them you are not comfortable moving forward without an agent and ask if they will acknowledge and compensate that agent.
Beware of home trade in offers and read the fine print. It is possible they will roll in any "negative equity" from your current home into the mortgage of the new one. If you have equity in the home, then make sure they are giving you a fair "trade in" value.

Buying new construction with a homebuilder's "trade in" program
I am interested to know if anyone has input on buying a new home from a homebuilder where the builder will let you "trade in" your current home as several builders in the Memphis area are offering this. Also, if you've viewed the builder's available homes without an agent, is it too late to retain one?
