Buying out of state-mortgage approval

I want to buy a home out of state, and sell my home first. Will lender use my current income to approve or do I have to secure a job in that first before lender will approve me?

It depends on your income.  If it's job related and the job description is one where you are not traveling, i.e., sales, consultant, etc., then yes you would have to secure employment in the state where you're moving to in order to be pre-approved.
