Buying rental house in Las Vegas

Hi, 

We are planning to buy a rental house in Las Vegas/Henderson, and we are looking for an agent who can help us with finding the right house within the next 1-3 months.
1) Our budget is max $175k, will need financing after 25% down payment.
2) House should be in decent neighborhood with high rental prospects. 
3) Prefer houses (built after 1995) with no HOA or very minimum HOA with no renting restrictions

We are located in Northern California, and we are willing to visit LV and check out the short-listed homes before making an offer. 

We are looking for a professional agent who has knowledge about the rental market and the buying properties with rental income, and who is fast enough to help us make the decision within the next 1-3 months.

I work with quite a few investors here in Vegas.......what part of Northern California are you in?  I'm from Redding, CA.  You can get the most for your budget in an area just north of Summerlin.  That's where most of my investors buy when they are in the $200k or under price range.  Good luck!

Good Morning,
An investment property in Vegas is a great idea.  With rates low, and rental prices rising, this is still a good time to make such a purchase.  With doing a lot of work from out of State, just make sure you select an Agent that is adept at handling things electronically, and that you have a good rapport with your agent, as the reliance on email/text messaging will come in far more handy.

Also, make sure your agent has a good supply of Lenders or Inspectors locally that can make the transaction go more smoothly.

Rather than say, "I'll do it like everyone else on here," I figured I would help make sure you select the right person.  Long range transactions are very common, but are commonly blundered due to a bad working relationship between client and Agent.  Best of luck, and Welcome to the valley.

Wetdawgs is correct.  We are not supposed to post our contact info here, but you can look up our profile to find out more about us.  There are some very good and honest agents in Vegas, and some of us focus on the long game rather than the short term "quick" buck.  Find an old salt who has been selling for a number of years, and you will probably get a good advisor who has weathered the various markets and knows how to help you get what you want, and will look out for your best interest.

As agents aren't allowed to post contact information in the advice section, have you tried pulling up names of local agents and starting some phone interviews?   Read their profiles to see what they specialize in, not all are willing to help investors but there are surely some who do it well.
